The Marquee

The Marquee is built on the site of the former Market Square Theater on the west side of Madison. This 94,810-square-foot apartment building features five levels of fire-rated wood framing above two levels of precast concrete. Standing six stories tall, it offers 88 spacious studio, one-, and two-bedroom apartments, along with 2,000 square feet of retail space on the first floor. For residents’ convenience, the building includes 89 underground parking stalls.

The exterior design showcases a modern blend of white and dark gray fiber cement panels, complemented by a brick veneer. Inside, vintage movie posters honor the site’s past. Residents enjoy a variety of amenities, including a game room on the second floor, an amenity deck with a fire pit and grilling station, and a spacious fitness room with a sauna. The clubhouse, located on the sixth floor, features a gathering space with a kitchen and lounge, as well as a large outdoor amenity deck.

Sustainability efforts at The Marquee include on-site EV chargers with infrastructure for future expansion and rooftop conduit for potential solar panel installation. The building also features an elevated green roof with layered systems of engineered soil and drainage mats, designed to manage water retention and create a beautiful, functional landscape.
